What does a free FlipRuns account give you?

A free account keeps your work. The fix & flip calculator itself is open to everyone — you can underwrite a deal without signing in — but the moment you want to come back to a deal tomorrow, send it to a lender, or line two properties up next to each other, you need somewhere for those numbers to live. That is what the account does: it stores the deal files you build, the assumptions behind them, and the reports you generate from them, tied to your email instead of a browser tab.

Signing up takes one field more than signing in. Use Google if you would rather not manage another password, or an email address and an eight-character minimum password if you prefer. Either route lands you in the same workspace, and you can switch between them later from your account page.

What can you do once you are signed in?

Save and reopen deal files

Every underwrite you save keeps its purchase price, rehab budget, ARV, financing terms, holding period, and closing assumptions. Reopen it after a contractor walkthrough, change the rehab number, and watch the profit and ROI update without rebuilding the whole model.

How is your account data handled?

Your deals are private to your account. Nothing you save is published, and a shared deal link is only created when you deliberately generate one. Payments run through a hosted, PCI-compliant checkout, so card details never touch our servers. If you would rather not create an account at all, keep using the free calculator — there is no dark pattern waiting behind the numbers.
